Project Introduction

Spring City 66 is a complex of two highrises – an office tower and a serviced apartments tower – and a shopping center Panlong District, the central business and commercial hub in Kunming, Yunnan Province, China. The office tower stands at 349 metres (1,145.0 ft), making it the tallest building in Kunming upon its completion, and the serviced apartments tower is 250 metres (820.2 ft) tall. Construction started in 2013 and was completed in 2019. The total gross floor area (GFA) of the development is 432,000 m2 and Hang Lung Properties are the developers of the project.

Provided Services

AEE was commissioned to provide energy modelling services and energy analysis for the whole development, in particular the following buildings:

  • Spring City 66 Office Tower
  • Spring City 66 Serviced Apartment Tower
  • Spring City 66 Shopping Mall

As part of the project, AEE’s building physics team modelled the central cooling chiller plant system serving all facilities in the development as well as developed a exceptional calculation methodology for the common carpark demand control ventilation and lighting simulation. The energy studies were fundamental for achieving Gold-level certification under the LEED 2009 New Construction (LEED NC 2009) rating scheme.

Further Information

In 2022 the mixed-use development Spring City 66 in Kunming became the first commercial property in Yunnan Province to achieve net-zero carbon emissions as it receives 100% of its energy exclusively from renewable energy sources, namely solar and wind power.

At the forefront of Hang Lung Properties’ sustainability efforts, Spring City 66 features cutting-edge technologies and measures to enhance its energy efficiency that have been enhanced and streamlined throughout the design stage by ongoing energy modeling and analysis. Consequently, by sourcing energy from renewables alone, the carbon emissions have been reduced by 46,500 tons per year.
“The procurement of 100% renewable energy for Hang Lung’s Spring City 66 project in Kunming is a significant milestone in our sustainability journey, and a major step toward our 2030 Sustainability Goals and Targets announced last year” said Adriel Chan, Vice Chair of Hang Lung Properties. Hang Lung has since adopted Science Based Targets as the company committed to reach net-zero emissions by 2050.
